Lee’s Summit officials recently considered a renewed proposal that one day could redevelop both the Shamrock Hills Golf Club and an agricultural stretch just south — pending tweaks to an incentive request sought by the City Council.
The City Council last month were pitched on a sprawling $418 million mix of private and public construction, including new Lee’s Summit Parks and Recreation facilities.
The 270.8-acre effort would span the golf course, agricultural land to the south along Missouri Route 291, and an eastern stretch that would need annexation from Greenwood. Leading the push are sporting industry leader Robb Heineman and Bob Becker, CEO of Luke Draily Construction.
That project scope is a jump from a $268.2 million iteration previously envisioned by Heineman and Becker. That plan version, spanning just the 178.5-acre Shamrock golf site, was presented to the Lee’s Summit City Council in December 2022, but afterward saw no public movement.
Ballooning the new Shamrock project is the inclusion of a third development partner, St. Louis-based TriStar Properties, and a $50.8 million multifamily plan just south of the golf course, with 112 townhomes and 114 courtyard villas for residents 55 years and older.
